Hey BP,

Looking for a seasoned wholesaler/fixer up investor to possibly share a phone call with me or possibly a cup of coffee. Looking to make some connections and have an acquaintance for advice in the future.

Thanks,

Oscar Wright

Hey BP,

I’m about ready to hop into the wholesaling game in Houston, Texas. I’ve been doing my research, crunching practice numbers, and learning the market. However one aspect of the wholesale process I still am curious about are the contracts. Are there 2 separate contracts (one between the property owner and the wholesaler & one between the wholesaler and the buyer) or do all 3 parties utilize the same contract. Does this contract have to be drafted specifically for me or is there a general contract that will suffice. Will it have to be Texas specific? Other videos/forums I have read explain that “you can get one from a lawyer” however that seems to introduce an entirely new process with entirely new questions...”Does that cost anything?”, “How can I find a lawyer?” Etc. Any answers to these questions or additional information is greatly appreciated, and I plan on interacting with the comments to confirm that there’s an understanding.

Thanks BP, feed me knowledge!

@Chris Turner you’re a saint and a scholar! I have one last question for you...you referenced “D4$” in both your responses, what is that?

@Chris Turner thank you so much for the quick reply. Please allow me to clarify my first question. When I find a property I’m interested in, how do I go about coming in contact with the owner? Would you mind elaborating on skip-tracing?

A few minutes after I pressed ‘post’ I realized I could have worded my question better to get a more accurate response...

If I am "driving for dollars", as a wholesaler and see a property that could have a healthy ARV, what do I do next?

Thanks again!

So I am preparing to start my real estate journey as many people do...wholesaling. I have been broadly learning real estate and strategies for the past 2 years and am prepared to finally get some skin in the game. The question I pose for this thread is this:

How does one contact possible sales without access to the MLS?

*AND*

What are some strategies to contact homeowners during my “drive for dollars”?

Now, let me elaborate. I understand how to find motivated sellers, however I’m referring to houses that may look vacant/unkept, that aren’t listed and and appear simply stagnant.

A strategy I was considering was mass printing a letters and putting them in mailboxes of said properties, however, I’m sure there is a more sophisticated, way to handle this situation.

All input is appreciated, and I’m sure to create a few other threads related to this topic of it proves helpful. Thanks all for the read and best of luck to everyone.
