@Filipe Pereira   Thank you so much! It is crazy, but I feel like I relate to your story so much! Once my wife and I decided that we were going to convert our primary residence into a rental property, I made sure that I was on top of every inquiry that was sent to us regarding our property. So much so that I created individual email templates after receiving specific questions about the property. I would then automatically send each person requesting more information about our property that same email, helping me to systematize this process. I remember a specific time when my wife called me while I was at work and mentioned that there was someone who contacted us wanting to schedule a viewing of the property. I remember walking her through the folders that I had created on my desktop to find each email template I created so that she could respond back immediately. Upon scheduling a viewing, I would instantly create a google calendar invite with the date, time, and location with a 2-hour reminder before the scheduled viewing.

It was with this experience that, like you mentioned, I was convinced that I really enjoyed this type of work and my entrepreneurial spirit just took over! Naturally I love talking to and meeting new people, but not only that, I often put myself into the customers shoes and I genuinely appreciate when I receive instant responses to my inquiries, which is why I really value that aspect when responding to potential tenants.

I look forward to building from all of these experiences along with receiving the necessary licenses/certifications that I will need in the future in order to grow and to begin managing properties for people in the future.

@Soh Tanaka you are absolutely correct! My wife and I are currently managing one of our own properties with the intentions of managing another one by the end of the year. The North Carolina Real Estate Commission states that in order to manage real property you must be a: licensed realtor, the property owner, an employees of the property owner or a manager in the owner's limited liability company (LLC).
In the meantime, we will continue to manage our properties to gain that experience while pursing our real estate license in order for us to have the opportunity to manage other peoples properties in the future.

This was our primary residence that we converted to a rental in July 2020.

We purchased this property off the MLS as an estate sale. Our goal is to BRRRR the property with the intent of having it on the rental market come January 1st! We are currently in the Rehab portion of this project.

Hello BP Family!

My partner and I have developed a solid relationship early on in our investing career given the trust we both have built while serving alongside each other as active duty Marines. Our drive to succeed along with our relentless attention to detail has become the driving force towards growing our business.

As we have discussed our plans and ideas to scale and grow our business at length, we have identified that creating multiple streams of income will be beneficial for us to generate capital needed for investing. The more we wargame our thoughts and ideas, the more we find ourselves coming around to the idea of starting our own property management company. My wife and I are currently taking our real estate broker prelicensing course, while my partner has begun looking into obtaining his GC license. Our question for you all is, as investors, how many of you decided to start your own property management company? If so, why/how did you know this was an avenue that you wanted to pursue as an investor? What were some things you did that set you and your company up for success or things that you wished you would have considered beforehand?

@Bryce Stclair “your hardest critic is your brain” I love that. You are absolutely right, if you are comfortable with settling down and waiting for things to come to you, then be ok with the idea of retiring in your 60’s. However, I feel, as a fellow service member, there is always this deep drive within us to want to become a better version of ourselves each day... because it’s not about us, but about our jr. Marines/Soldiers who look to us senior enlisted for leadership and guidance. It is our duty to bring that level of drive/motivation of continued success in everything that we do. Thank you so much for your motivation @Bryce Stclair I look forward to reaching similar levels of success post military service.
