Ashley Sommer In my experience, the lender places more weight on your total household income as well as your longevity with your employer. The debt to income ratio is key. I know I'm going to get a lot of hate mail from Dave Ramsey disciples, but as long as the interest rate is low on your student loans, don’t rush to pay them off. Your cash is better spent picking up investment properties to build up your real estate portfolio. I truly believe there is a small window of opportunity here to buy properties while the housing prices and interest rates are still low.

Ashley Sommer I'm not bullish on NJ and actually selling my properties here to invest in other markets. The prices here are just too high and don't get me started on taxes. I'm sure you can find deals. Its just not my long term strategy. If you can get past the fear of investing outside of your area, there are plenty of better places with higher cap rates and cash on cash returns.

Hello BP community,

My name is Oscar and I'm from Northern NJ. I've been lurking around the forum for a few months now and decided it about time to add to the great community that has been created here.

I'm a real estate investor in various markets with a buy and hold strategy. I typically stick to single family homes. I'm always looking for like minded people to meet up with and exchange ideas, so ping me anytime. When the topic is reat estate, I'm all ears!
