+1 to @Nik Corbaxhi and @Jerid Meagan's advice.  Pick one method of investing and do it local first; get on base and take it from there.  

I am starting out with buy/hold for a 4-plex, leveraging 3.5% FHA then will refinance out after rehab to get (most of my) cash back. Even on a $600k+ home the closing costs are very doable given the budget you specified. Just have to be patient and find a good deal!

I have read a number of BP books that detail both BRRRR and Flipping; buy/hold is what make sense for me at this time :-).

@Thomas Hartman if you are ever find yourself in Westchester, feel free to give me a shout; I've got Spanish covered but my Japanese is only somewhat conversational!

Hi All, 

I have had bad luck with Moen.  For all of my renovations I have used Kohler and no failures thus far.  Got a good discount through the local plumbing supply with a contractor's account.  YMMV!

Hello BP! Pretty excited to start the real estate investment journey.

Just a quick blurb about myself. I work as an IT Architect by day, but am looking to make real estate investing my side hustle. As a newbie, looking to connect with other REIs in Westchester County, NY; however do have extended family in SE Michigan and Frederick County, MD and open to looking into property investments there as well.  I do have funds with which to invest outside of the state and also leverage SDIRA.

We recently sold our home in CT / Fairfield County and moved to Westchester County.  Love it here.  Currently renting in Elmsford to get familiar with the county and surrounding areas, setting up for a purchase. 

Looking through past posts re: Westchester, the consensus appears to be that for MFH, off-market is the way to go as pickings are slim on the MLS. The list prices do not provide anywhere near the recommended cash flow/ month.

Any thoughts from the pros on here?  Northern Westchester and across the bridge are options, however I agree with the previous posts suggesting areas that are closer to commuter train / NYC are more attractive for rentals.

Looking to diversify and pull 25% of my IRA off the equities table and into real estate. Reading through the various posts, it appears that the IRA LLC is a pretty popular option.

- what do you do in tech

I am a "systems" guy (Unix to Windows now Virtualization) with over 20 years in the biz.  Latest gig is as an IT architect -- helping customers with app rationalization and moving their workloads from on-prem to the cloud.  Trying not to date myself too much, but I might have heard about those BBS systems that some of the other posters described ;-)

- how do mix tech and REI

Just starting out in REI so not much yet :-). I am pretty intrigued though with understanding the app stack that is out there to automate management, leads as well as the CRM.

- which part is the side hustle Tech or REI

Tech is the breadwinner (for now); looking to gain an additional source of income through REI to diversify my investments and plan for future outflows (aka retirement).
