Hello all,

The wife and I will be stationed in San Antonio Texas for another 3 years on a controlled tour. We are wanting to househack a duplex/multiplex using the VA loan for the remainder of our time here. We plan on getting the loan by this August (our lease ends in October). Are there any San Antonino Real Estate agents out there that would want to help us on the search?

Does anybody on Bigger Pockets live in a tiny house while investing in real estate? If so, what’re the pros and cons?

My wife and I have brought up the idea of living in a tiny house while investing in rental property whether its single family or multi family. I know there will be a cost up front for building the tiny house, but would it pay for itself in the long run?

@Michael Noto thank you Michael! My savings rate would be depleted if I were to buy property now. I’m currently renting on a 13 month lease so a mortgage and my rent would definitely hinder my savings. House hacking seems to be the way to go once my lease is over though

@Adam L. Thank you for the insight Adam! I’m just concerned about my 6month emergency fund because I have three years left on my active duty contract and I’m not sure if I’m staying in yet. I will definitely look into a plex while I am stationed here (San Antonio). My plan is to invest in my hometown Kansas City as that’s where my dad has some property at as well. Thank you for the response. If you’re ever in the Kansas City area, I would love to go under your wing and learn a thing or two

@Brian Mcmenamin thank you for the response! San Diego is one of our favorite places to visit! It would be a dream to have property there some day!

What do you think about house hacking? I was thinking about using my VA loan to house hack where I am currently stationed, then rent out the two places when we PCS.

Hello BiggerPockets,

This is essentially my introduction. I am brand new to this and I am trying to learn as much as I can before I get started. A little bit about myself, I am 23 years old, active duty in the military. I am married and my wife is just as eager to start investing in RE as I am. Our goal is to have a portfolio of rental properties.

I have a few questions, what was your first step in starting real estate specifically rental properties? My wife and I are very close to getting our 6 month emergency fund fully funded. Is an emergency fund essential before getting started? After our emergency fund, we should have a savings rate of about $1,400 a month. Should we continue saving for a 20% down payment or is that just playing it too slow? I know we qualify for a 0% down VA loan but is too much leverage too risky?
