I am a nurse. I work at a level 5 trauma center. The hospital use to pay us well and this job is my first nursing job. After they took away our Critical pay, I learned about real estate investing. Now I want to go into real estate investing and I wish we still had our Critical pay. I was making some good money! Some of my coworkers were very smart and saved there money! I wish I did that! So my plan is to get a second job as PRN or travel nursing, Because I hear those positions pay well . I'm a single mother so I have expenses already. I hope to make more money to save for down payment I would like to get into buy-and-hold multi family properties so I'm going to try save 20% of average price for multifamily properties, and do the FHA loan. Anyway I would like to know if anyone has any advice or thier story of transitioning from the medical field to real estate investing?

I have found a mentor were the deal was every deal I bring him I will get $2000 - $5000 off of the property and he will collect the rest, while he teaches me. The problem I have is I'm starting to feel he has different intentions he asked me to dinner and wine then said he fell in love with me the moment he saw me he is a nice guy I hate it's going in a different direction but we haven't even done a deal yet! I am kind of just wanting to jump in off of what I learn from here and different books any ideas?

I found one yesterday. He was very nice he told me he would charge me $1000 to help him find properties or I could go with the $5000 plan where the first several properties I find he will show me the in and outs, and I will make $2000 to $3000 based off of the house that I find he will profit the larger sum. He then said after I am comfortable with doing it on my own we will do 50% off of the profit. What do you guys think? Is this good or bad idea? I am excited about finding a successful mentor.
