Hi Friends,

Have been working on a new project for the past few months and after switching teams on the renovations I finally had to fire everyone. As a quick example of how horrible these people were to work with, they put down flooring before actually getting the framing complete, ruining some for flooring and even started painting the house before finishing all the drywall. It's been one of the most stressful things I've been through as I'm now running low on time and money, but still need to push the project over the goal line. Reaching out to see if 1) anyone else has been through this 2) if you have any recommendations of reputable and certified contractors in the STL area.

Thanks friends

If you don't mind sharing, where is this property located in STL? I ask, because you don't have to go turnkey to get the returns you're looking for. It takes a little more work, but you can find something sub 125k that is rent ready that can cash flow depending on the area.

That's awesome man. Glad to see it. You're spot on, its more beneficial to get in the game than to sit on the sidelines.

Matt I invest in STL as well. Can you give us a break down of your numbers, ROI and cash flow?

Just curious if anyone is doing short term rentals in STL? If so:

1) what sort of success are you having?

2) what are some things you wish you knew before jumping in?

3) what areas or zips have proven to be better from a cash flow perspective?

Dont have intentions of simply replicating someone's strategy, but absolutely looking for insight to devise my own. Thanks!

Great conversation so far. For those housing hacking in Chicago. Are you getting closing costs covered in this environment?

Thanks for the insight

@Alina Trigub thanks for the link. Your article was a great read and really hit home. I especially liked your search criteria list. A great reminder that failing to plan is planning to fail.  Great website as well.

@Judith Summers thanks for joining. I wish you luck on your journey.

@Daniel A. really good points. One thing I have been contemplating is making a website to capture leads once I start putting myself out there. I figured that could and show a higher level of professionalism. Is that something you recommend, or is that putting the cart before the horse?

@Joanne Eriaku good point with the probate attorneys, I seriously hadn't thought about that.
