I did not use a realtor to find the house. A friend of mine who is a wholesaler found it for me.

This was my first flip. 

After searching and trying to find the perfect flip I just took a chance and ended up being a great success. Found the house through a wholesaler at my local REA. Took two weeks to find the contractor to do the rehab and hard money lender to finance the project. My contractor was a blast to work with. The whole thing took about 5 months to complete. Found a great realtor who sold the house for above the asking price. Had 6 showings 2 days after putting it on the market. Sold it to a young couple. This was their first house and they are extremely excited to get it.

Learned many lessons on how to manage the  everyone around me. Starting from my contractor and eventual sale of the house.

I am ready for the next one. So if you have anything in the north Atlanta are then please reach out to me.

Here are the numbers:

Purchase Price: $83,500

Rehab Cost: $40,000

Resell Price: $173,000

Hey @Zee Mohammad,

I see a lot of rentals in Lawrenceville specifically closer to the Gwinnett County Airport. Also Snellville is good. And I would look around your area. You are in Buford and it has good rental areas also.

I am in the process of buying a rental property myself. So from my experience so far it all depends on the area and the HOA. Research the HOA for the property you are looking at. Some allow renters and some do not. Any real estate agent in the are should be able to get you that information.
