I like to ask you a question in regards to putting a Property Under Contract!!

If the Seller and Myself agree to the Purchase Price and I put the Property Under Contract.  In the section where it states..........Name of Title Company what can I put in that section if I can't find a Title Escrow Company that can close these Purchase Contracts, what do I put in that area?  

I've contacted over 25 different Title/Escrow Companies and neither one does these deals!!  

What should I write in that section??

You mentioned on your post here that you have Performing Notes for sale.  I am willing to contact you on those notes!   Because I buy notes and I have my partners as well that buys notes too.  Let me ask you these questions.....

How many Mortgage Notes do you have?

What are the amounts of these Performing Notes?

How fast do you want to sell them?

I see it's been 4 months but feel free to contact me if you are serious about selling these notes!!

Good Afternoon Rolanda Eldridge:

I have a question for you or any of you in BiggerPockets.com Wholesaling Forum!

When I find a Property and I'm ready to put it Under Contract. I begin to fill it out and in the process there is a section where it state Earnest Money Deposit!  So if I decide to put down let's say $500 then it states that the deposit will be held in Escrow by and Escrow Title Company let's call it  "ABC Title Inc."!

My problem is that I don't have No Title Escrow Company at all!  I've tried calling over 50 different Title Companies around my area and in other states and neither one does not do this kind of business or they have NO experience doing it.

So on my Purchase and Sale Agreement Contract where it states the Name of the Title Escrow Company what do I write on there since I don't have an Escrow Title Company???

Or should I contact a Cash Buyer and let that Cash Buyer put up the Earnest Money Deposit and Provide me with the Name of his/her Title Escrow Company!!!

So Rolanda or anyone else, please help me out here!  PLEASE!!!

Hello and Good Sunday Morning:

I have a question and I have already read the answers to this particular question, so bare with me!!

I am in the business of buying and selling Notes (Commercial and Residential) also Non Performing Notes through Banks and Credit Unions.  

If I find an Owner Financed Note Holder that is willing to sell his/her Note and I submit the deal to an Investor/Cash Buyer and this Buyer purchases the Note and pays me a Finders Fee, do I need a Real Estate Brokers License for these kinds of transactions not only here in California but all 50 States??

There seems to be 2 different answers to this question!  Yes I do need a Brokers License and No I don't need a Brokers License!!  

Please let me know!  I am a bit baffled by this!!
