I agree with David. Find a good duplex. It may be hard to find something considering the zoning restrictions, but I know properties like this do exist in Broward, mainly Hollywood area. There are a lot of properties available without HOA's. If you need help locating the right property, feel free to reach out and I can assist you in finding the right investment.

Hello BP!

I am new to BP and am looking to use this site to link up with potential investor's in the Orlando, Fl metro area. I am currently an investment realtor/ sales associate at Coldwell Banker Residential in Winter Park, Fl and have access to multiple properties both on and off the MLS here in Central Florida. I also have a minor in Real Estate from the University of Central Florida and a strong background of analyzing Real Estate investments. I have acquired some properties for hedge funds and have a very good idea of what investors are looking for when buying an investment home.

I would recommend looking for buy and holds in East Orlando near University of Central Florida or in the Downtown Orlando area.  There seems to be a big demand for good rental's out there and with UCF and Downtown continually growing, there will always be demand for rentals in those part's of town for now and the upcoming years.  Also prices are continually going up and the opportunities have flopped from a flip investment to more so a buy and hold strategy being more optimal.  Send me a message if you would like to connect and discuss some strategy.
