Thank you for your replies! Still hasn't sold. I believe it is in South Scottsdale in the Granite Reef flood plain. HOA made it clear that carrying this insurance in the future is out of the question. I believe her only two options are either an all cash buyer or someone with 20% down, which many don't seem to have. So far I believe 3 deals fell through due to this fact and as one of you mentioned before she's having to lower the price. She's not happy with current realtor representation, one of her friends (who normally doens't work with friends at all) offered to help sell it, which we're hoping will help. If it were up to me I'd put in the listing "cash only" or "must have 20% down" to avoid wasting time on deals that will fall through but wasn't sure if it's a discriminating request...

Hi, sis is selling a condo rental, the sale fell through because buyers' lender requires for HOA to carry flood insurance (which the HOA doesn't have and don't plan to have in the future) as the property is located in the flood zone (in Scottsdale, AZ where it rains a little every 100 years, give or take). I'm looking for a list of competitive lenders that don't/won't require HOA to have this flood insurance so that sis could pass on to buyers to save some time. Any advice on how to deal with this obstacle would be much appreciated!

Thank you for great advice! Per lease "Tenant is responsible, after the first thirty (30) days of occupancy, for general control and elimination of household pests including, but not limited to, fleas, ticks, roaches, silverfish, ants, cricket and rodents". I may pay for one more treatment to show that I paid for a full calendar year and then schedule the treatments myself but bill them instead.

I’ve got a townhome rental unit right next to my private residence. I’ve been paying for quarterly routine pest treatments since tenant moved in mid January 2018 (on a 2 year lease). Tenants are difficult to work with when it comes to scheduling the pest service. I schedule a week or two in advance and then they’re not home when tech is here or like this time the techs give me a window of 7:30-5 (all day, but give shorter window the day of), tenant was emailed the info Monday asking to let me know Monday if it needs to be rescheduled. They just notified me (end of day Wednesday) that they’ll be available after 3 pm only. Tenant also stated that they seem to have mice in laundry room (first floor, winter is coming, nothing out of ordinary). Per Montgomery County, MD ‘The property owner is responsible for extermination in multi-family rental units and the tenant is responsible in single family rental units.’ When I obtained the rental license the townhome is classified as single family. 

My question is two fold:

With regards to who pays for pest control is townhome also considered a single family or a multi family?

If single family, how should I break it to them to start paying and scheduling their own appointments?

That stuff is easy to clean, requires extra elbow grease. First run it through a regular self cleaning process and clean it out as soon as it stops (don't wait or the stuff will harden up again). Another thing that works great is warm water with baking soda, i don't put it in spray bottle cause it will plug it up. Just sprinkle the soda everywhere and then spray hot water on top of it, let it sit about 10 minutes or so and then start wiping. Repeat if necessary.
