Thanks for your information, yeah that looks pretty on line to what the brokerage information I have. Talked to two people outside the business they made it seem much higher than that but then again their brokerage company might have been more expensive!!

I am looking to work with the company Keller williams and do whole selling on the side. I have heard conflicting stories on how much it cost annually to be a agent after the completion of testing and acquiring a job. Anywhere from 5-7k to be a agent is what I have heard.

I am looking to get an investment property for a rental/business purposes, also is actually a place I can live in.cost around 78-90k and I am looking to secure a loan. I currently only work part time and have a 778 credit score. I have to family members who can co sign for the loan. But one has no line of credit the other is in debt but makes around 65k a year. Anyway before I get into the process of qualifying for the load do I even have a chance to get one a loan for a 78-90k value? Going through conventional loan service..

I did have permission to see the home by the whole seller actually to see the property. The temperature is going to be around zero out here in MO tomorrow and squatting in this part of MO is more accepted then in other parts of Greater Kansans City area due to the higher poverty margin and Laxer laws. So will be interesting to see how this plays out.

I have a home that needs and inspection to make sure its up to code but the guy says its sold "AS IS" I am unsure if a small section of the house is not up to code. I lack the construction skills to know how much it would cost to fix it in this particular area of the house. 

The house is actually open and I think it has squatters in it. So I could get a contractor into the house.

To many red flags?!?

Have the cash.Yes would likely co-manage it with a family member who has experience in management.

I can purchase a property for around 14k in a 35-50k  neighborhood. Can mabey get it for around 10k if I pay cash.Need about 1.5k in minor repairs. Still have yet to have a contractor see the property and give proper estimate, renting the area is anywhere from $450-750 a month.  

I know people say you should start off wholesaling when it comes to investing!!

Would it be to much of a risk starting off renting?

Hello, I am currently getting into the business of wholesaling and investment properties, been watching the local markets for a few months now and have I somewhat good Idea of what's selling here local here in "KCMO suburbs".  Anyway I need guidance besides what I have read in books and on the internet and am looking for a Mentor in the business.

So what I am asking is how do I find a mentor in investing and wholesaling who would be willing to guide me locally?
