Hello BP Community!

I am just beginning my search for my first investment property in the Chicagoland area. I am primarily looking at 2-4 small Multi-Family properties near west suburbs area like Elmwood Park / Forest Park /Berwyn, etc.

I will be owner occupying. I want a lender who can do 5-10% down, and I'd prefer one who is knowledgeable about the various down payment grant programs.

Can anyone provide me a good lender that has a focus on small MF properties?

Any recommendations would be greatly appreciated!

I've been interested in getting into REI for a long time. I'm a total novice but very coachable and willing to learn from successful investors who have experience in the Chicagoland area. I'm 28, I have 10yrs of construction experience along with a Construction management degree. I'd love to start a relationship where i'll bird-dog properties and we create a win-win for both of parties. PM me if this interests you.

Thank you all for reaching out, I appreciate all the advice! I'm def going to find another job (W-2) and attend local REIA meet-ups in hope of finding a mentor or partner. I'm just aiming to acquire my first deal by the end of this year, i feel like that's attainable.

Do you know how long you need to stay in a W-2 position in order of acquiring a loan?  @Crystal Smith, @Andrew Johnson, @Craig C.

Definetly Jorge Ruiz . Thanks for reaching out! How do you tell which meet-ups are legit and not the sales-pitched ones? I don't want to waste my time ending up in a workshop with gurus telling me to buy there products for $$$$. Any advice on this would be helpful.

I'm also considering getting my Realtors license..I understand that it quite expensive to pursue though (2-3K). Not sure if it's wise to get it at this point in time, considering i have left my job and now find myself needing to save funds but I'm willing to take a risk with REI however way i can (house hacking, flipping, or BRRRR). Not sure if I'm way over my head here..

@Bruce Dailey Jr, I actually didn't know what BRRRR stood for until now. Thanks for the insight! You bring up a great point about the FHA and 203k loans. I'm very curious to know which to pursue or if both can be pursed at the same time. If you find out please let me know!
