Stick to your process. Your not asking for anything out of the ordinary in my opinion. It is important to always treat potential tenants the same and you wouldn’t want to waive all of these safe guards for all your tenants so why even consider for this one. Once you tell him he has to apply properly or won’t be considered then maybe he will come around, otherwise find someone else.

Sounds like a great return, so there has to be a lot of risk involved. I am seeing a lot of promising deals that only work if the market continues trending at the rate it currently is. Although we don't know what the market will do, and we don't know when a down turn is coming we do not that at some point things will level off and decline. In my opinion I don't think they should get upset. Obviously if you are assigning the contract then the contract itself is assignable, so the agent and seller should know that is a possibility.

This is a little vague. Are you asking if we had a listing and the seller sold to a wholesaler instead of selling through the agent? Or are you asking if we were selling for the wholesaler?

If you are an agent and have a listing agreement with a seller, then the commission would still be due if they sold to a wholesaler. Unless there is a clause in the listing agreement to say otherwise.

I would suggest finding a contractor that will walk the property with you, and give you a rough idea to use during your initial negotiation. I would then have an inspection contingency to use after you are under contract to get a deeper view. I also suggest to pay the contractor for their time, if you do this it will help getting the most info from the contractor. 

As you gain experience you will learn how to valuate these things on your own, and can phase out the contractor walk through. Good luck! Aaron

You don't want to jump into a bad deal just to make something happen. Keep evaluating properties, and make offers on properties with the numbers that work, even if that means your offers get rejected. 

It may also be worth looking in different ways for properties, off market properties, work with wholesalers, try and find direct sellers, probate, etc... that may be a source for better deals.

@Lena Hanson in my experience it can work both ways but depends on what is in your contract. In some cases the financing contingency could automatically expire, in other situations there could be auto extensions until the loan commitment. Most of this will depend on your local real estate laws, and what is in your contract. I suggest speaking with a local real estate attorney for some guidance.

Not sure in your area but in mine even if the contract expired there would need to be a release signed before EMD could be disbursed.

Most require wifi, but there should be some options that can be hooked up to a DVR. When we are doing rehabs we set up trail cameras that take pictures when the motion sensor goes off. These require swapping out SD cards so not the best option for a long term.
