Hello everyone.

If anyone of you foreign no-residents has experience, please share it here. 

We just established LLC in Indianapolis and heading towards first property buy. I will try to get EIN for the company and ITIN for us meanwhile. I know it can get rejected and take up to months to get back to me so, how to fill the W7 right in the first place to avoid it?

The complementing instructions are unclear about non-residential foreigners. I have found really distinct opinions on it. Many of those come probably from people who are not abroad investors or those who got it but the hard way. 

Apparently there is a catch in which you should tick the box 

d) and Dependent of U.S. citizen/resident alien

instead of b) U.S. resident alien - which is meant for residents, not foreigners. You should try to achieve exception by this and add your managers details, but explanation of the dependent is needed... 

I will attach the copy of it here with suggestions filled in as I think it should look like.

@Lucas P. So if I want to target Loans in the future the least I can do by now is to get Bank Account with a credit card... I will figure this out. It looks like that is not easy neither for foreigners but I will sort it out.

Any tip for foreigner friendly Bank? :)

I see the conversation aged a bit already, but I am just in the same situation and thinking of the possibilities. 

@Ess Dee, How did the deal end up? Did you buy/finance/re-finance some other properties? 

@Lucas P., What do you mean: to get SSN for Foreigner? I am digging around but I have not find any mention about that this would be possible. We just based LLC and I am applying for ITIN and EIN right now...

@Sam Josh I have heard of this practices. According to my information this is happening in low-end parts of the city and it is practiced mostly by specific group (understand nationalities) for the specific groups. 

What I mean is, it is not western style of thinking or doing business and the investor has insides and connections into the communities who he rents the apt to.

Hi everyone!

My name is Ondrej and I write for my lovely partner in life - and now even business partner, Marimar. 

We are both from Europe and currently living and working in Dubai. Our jobs are making to schedule our common free time more difficult, thus we both use one profile - to be able to get to information first hand and fast.

We just signed with Pro. The main reason is because we are getting serious and want to use the calculators to learn to evaluate properties. Later I hope it will allow us to better use this great community for sharing info and networking.

As the story goes, we both saved some money, found out about all the great possibilities of Real Estate and after several months of learning we want to take action.

Our focus got great push forward as we have met here some awesome and helpful people (talking of you Morgan Nilsen:) and we will focus on first buy of SFH in Indianapolis, IN... all remote!

It is so exciting and we are very positive about our plan and success.

Hope to meet many of you along the way!
