If you are just starting out, which it sounds like you are :), I would also recommend the multifamily live in situation. The reason I say this is because when many people start out investing, they may not have a lot of capital to invest with which may slow you down in your homebuying process (unless you get great at creative financing).

If your area in NY has some good multifamilies that you can buy and move into (make sure the numbers are right too!), then you can free up that living expense while allowing you to save up money for buying other real estate. This also helps your DTI which can also help for bank financing in the future. Your multifamily will be good for cash flow in the future rather than equity as SFR are mainly purchased for, and at this point in your beginning investing career, all the help in cash flow and less debt makes a BIG difference.

@Tim G. somehow gets the award for best akward family photo even though he is by himself!

Anyway, we need a black tie event event for these awards shows... Or at the very least @Brandon Turner and @Joshua Dorkin need to dress up in their best Tuxedos to hand out these awards over a video chat while we watch at home, wine included!

I'm trying to figure out first of all why anyone in their right mind hir a landlord not in their right mind???....

On a serious note, there's no better advice than a a lawyer at this point, but yes small claims court would also be a good avenue to pursue, as it will most likely end up there anyway after you speak to a lawyer.

Thanks for the info, I think I will speak to a commercial real estate agent then & see if I can wrap my brain around this one...

The case here may be a dud as I think that this is valued way below what she is asking for it and I may have a hard time showing her that. On the other hand, I may be wrong! I'll see what I can find...thanks again guys!

@Jon Klaus Yep I've searched the tax records and I've gotten a number for the land, I'm not sure how accurate those are since I've never used those to value houses. What's your experience with the tax records, are those as close to a value as we can get?
