How do I get the equity out of my current home and then rent it out. What are the steps?

I hear HELOC? What are the pros and cons of doing this? Or is it a good idea.

I am also looking for a partner with funds to invest. I have POF up to 100% for financing the deal and minimum tangible cash. :) So, I am hoping there is someone out there, that only wants to invest without, all the red tape that goes with it. Am I right? :) Hope my partner reply's

Hello BP Fam,

I just recently got into RE Investing and I also have an inactive Realtors license.  The question I have is should I or shouldn't I activate my Realtors License and what are the pros and cons.

Meaning, would there be a conflict with being a Realtor and an Investor.  I am thinking it would be more beneficial then not.

What do you guys think
