Examples of different deals?

Formula on knowing you have a good deal for a flip and rental? (ingle family, multifamily and/or apartment complex) Residential and Commerical

Where to get funds from?

How not to use your own money?

How many properties can you purchase per year and how can you purchase more?

I’m thinking about getting a new property management company. I’m currently with renters warehouse. They charge rent and a half if they find someone and lease it for 2 years. For them to manage it it cost $109 per month. Which other property management would you guys recommend and why? Also if I get another 2 year lease, renters warehouse charges a month and half of rent. So rent is $2,200. That’s a total of $3,300.

@James Hamling I agree with you. Starting pay for a handyman would be around $65 per hour. That being said, where would I locate these kind of people? I would like referrals of contractors that have done good work and are dependable.

A rental property was purchased in October 2018 and I've had my uncle for every kind of house repair from electrical to framing rooms. I would like to find contractors for every kind of use. From repairing appliances to electrical work. The rental property is in Maple Grove, MN. I would like to find responsible and reliable contractors with fair pricing. Do any of use local contractors that you trust and are reliable in Minnesota? I would like their contact information for future projects.

@David Barnett I listen to Rental income, Passive Real Estate Investing, BiggerPockets, and etc. (Do you recommend any others) From your past experiences with project management companies, how many properties do you think it takes for that discount and by how much of a discount is it typically? For a new investor what would you recommend, or what would you tell your self to avoid or go for?

@David Barnett The townhouse was purchased in Maple Grove, MN. I maintain the property on a month to month bases. The PM said if he maintains it, it will cost $100 per month. What do you mean are the podcasts guest form Twin Cities/Minnesota?

@Adam Tafel so far I haven't had any issues with them and they reply very quickly to my text messages and phone calls.

At the end of 2019 I went with a property manager to find tenants for a townhouse. The agreement we did was for 2 years with paying 1 month and a half. I didn't do the month to month management, because it was going to cost 100 per month. Are there any other property managers that have better deals. After listening to some podcasts I feel that I got charged too much.
