Quick background: I have been investing in RE for nearly 20 years. Started in Hawaii where I am from and eventually moved to investing remotely in multiple states. I moved to the east coast a few years back and am now based in Northern VA area. I have 3 kids, ages 12, 9 and 6. Over the past couple of years, I have started buying more properties near me for the main purpose of being able to take my kids to the properties so that they can start to touch, feel and learn everything real estate investing related. I am trying to be their "Rich Dad" as we are definitely surrounded by an ample supply of "Poor Dads" :) We typically buy 15-20 deals a year (however we have a massive goal to purchase 52 in 2021) and we primarily focus on cash flow but do flip a few as well.
My question for the group is: Taking into consideration the age of my kids, what are some of the best ways that you have been able to involve your kids in your real estate investments? We started taking them to tour ugly homes pre-offer. We started letting them come by the job site on day one of any flips for a few hours for light demo (before we turn it over to the professionals). We try to take them to any in-person settlements that we have (Picture below of my kids). I have property managers run all our rentals so I have not found an opportunity for them to be involved on that level yet. We also try to play cashflow with the kids once a week. They have caught the bug like I have and are ready and willing to be more involved....I just have not been able to think of anything else that I can have them do.
Any creative ideas?
