I come from a completely different background, I have been a entertainment Lighting Designer for the past 10 years, with not any sales experience will that impact me interns of getting hired by one of these firms?

Hi All,

I'm taking the plunge and have made the decision to become a RE agent. I would like to use it as a jumping off point into REI, by learning the industry, making some money and doing some networking. Eventually, I would like to branch out into rehabbing houses and rentals. My wife and I are moving to Tampa, FL and I am wondering if it is best for me to do a REA pre exam course at a school or is it better to just apply for the many open positions at somewhere like Keller Williams who will pay for my license. Also, what are the best firms out there to work for? I understand the pros and cons of being an Agent and know what I'm jumping into so please I would love some "constructive feedback". If you have nothing but negative things to say about being a RE Agent, I'd respectfully ask you to keep it to yourself. Thanks so much everyone!

Thanks @Chris MasonMy next question is should I find the property first before qualifying for the loan if I want to use the 2nd units rental income in the application process? If so, how does one go about working with a agent or finding a property without being qualified? Thanks all!

My wife and I are considering purchasing 2 unit mutifamily home, probably a duplex in the northern NJ area with FHA 203K loan. We'd live in one unit and rent the other one out, can we use the income from that 2nd unit we would rent when applying for the loan?

@Eric La Prattcongratulations that is amazing, I wanted to ask you about the Detroit duplex you bought. How did you come across that deal and how did you pay for it? With your own money? Is Detroit rebounding now and is at a point where buying a rental property there is lucritive? Thanks

@Darrin Carey is a commercial lender just that? A lender who only deals with commercial property? Additionally, if I can get my property financed with a commercial lender what will they base the loan amount off of the apprised value or the purchase price? I'm looking to tap into the instant equity in this property and no just get what I paid for the property back in a loan.

My FICO score isn't the greatest, are there any alternative loans out there that focus more on the value of the property then my personal financials?

@J Scott is my FICO score and personal financials going play a big role in qualifying for a refi loan after 12 months of owning the property?

@Dawn Anastasi Thanks for the insight, so basically if I want to refi this property for 70% of the FMV I need to wait 6-12 months.
