in regard to your questions:

i'm mainly looking for cash flow at the moment but of course appreciation would be great as well.

i'm not local and i'm planing to take a management company. 

i am not looking for a big rehab properties at first.

I totally agree about what you said on knowing the neighborhoods. and this is what i'm aiming for, to get to know the neighborhood and what streets are better then others. i'm planning to come but also planning to get to know a person that will help me navigate the area.

but the first thing i see is to understand which neighborhoods will fit my search. and to go from there.

I'm a real estate investor looking to buy in Milwaukee.

i'm looking for properties of about 3 beds, single family homes at about $75,000 ARV for a buy and hold (rental properties).

i'm doing my research and i would love to hear recommendation about specific neighborhoods i should look at. 

and also in your opinion what is the best metrics to look at in regard to those neighborhoods.
