Thank you all for the insightful feedback. Based on this and his previous comments/behavior it appears that he is only concerned with larger/quicker turn deals to maximize commission. Nothing against him for that, but I am not in a position for a "go big or go home" investment. 

@Account Closed I would be happy to speak with your contacts if they are willing to entertain a new but serious investor.

Greetings knowledgeable agents & investors!

I am in the process of reviewing investment properties to buy & flip and when my realtor presented me with an up and coming area, I did the normal thing by reviewing the homes and requesting comps. However, this time he told me that comps weren't even needed because the "deals were all winners". The only problem however, is that words like "winning" and "great" can't really determine an ARV. Yes, there is profit to be made in the area, but I would still like to get an idea of what to expect for planning purposes.

Am I overthinking the scenario and should take heed to his judgement, or should I push to always get comps?

Greetings awesome investors! My name is Omar Kinnebrew and I am a newbie to the world of real estate investing. I have begun the process of learning and researching whatever and wherever I can so that I minimize the number of unwise decisions I make on my first deal. I am quite open to advice, suggestions and experiential stories.

I plan to invest in both rehab & flips along with rental properties outside of the Atlanta metro area. I will also be taking part in REIA meetup groups and would be happy to meet with fellow investors over coffee/lunch. It's a long road, but you need to start somewhere, right?!?
