Hi everyone, 

Anyone familiar with the process to get a special/conditional use permit in Hendry County, FL (city of Labelle/Port Labelle)? I have a couple plots of land that I would like to build duplexes on instead of single family.

@Joe Biscaha Thanks for pointing that out. My access to this listing is via Zillow, where the HOA is not listed. I agree with you that at $750/month for HOA, this deal does not cashflow.

Thanks for the feedback,Taylor. I added in 5% for vacancy and 8% for Capex. I made some assumptions with the numbers, of course. But I am trying to get my bearings around what is a good deal. Maybe I can bump up vacancy and Capex to 10% each and see if it still cashflows well.

Thanks Adam! Obviously I'm here to do something in real estate investing and I will have to incur debt to do it. If I had all the cash I needed to do whatever I want, I wouldn't need to do anything. 

My aversion to debt is just a state of mind and has not stopped me from wanting to do become a successful real estate investor. But I want to be smart about it.

And I'm sure mistakes will happen, but hopefully I can learn from others and get some strategies to help me mitigate or minimize the mistakes.

Hey @Linda Weygant

Yeah, I realize good credit is a requirement to doing just about anything financial. It's a shame that there isn't other options (or I don't know of them) that don't rely so heavily on credit score or history. It's one of the reasons I ask this question because the Auto Title loan companies (at least the ones on the web) say that they don't check your credit. So, it may be a viable option for some people to get some cash out of an asset (vehicle) that they already own outright and have the title to. I'm not saying it's a good option, but may be a last resort when lack of credit history works against you.

 Thanks Brandon for the input! I plan to speak to my local bank/credit union about that option as well..
