@Brian Ploszay, I wouldn't have even thought of it being an indicator of the property being more risky so thank you for your insight. So when you personally come across this do you just move on from that particular area?

Hey BP community,

I'm trying to do a CMA on a property where there are little to no comps and if there are comps they're from 2017 or older.

Other than asking a realtor or using automated systems (zestimate) How can I compensate for this?

The reason why I don't want to ask a realtor is because I'm trying to figure out how to do this without their help until I actually find a property worth considering, rather than having them do a CMA on every property I come across.

Consider diving in and learning who to use and who not to use as you go along. Anything to not get caught up in finding the perfect professional to the point where it further delays your action.

Some HML will wrap the points into the mortgage payments, others will want them all at once at the closing table.

Yeah man of course. Taking action is key. Points are charged by HMLs and are typically 1% of the loan amount. So 6 points would be 6% of loan amount. HMLs have their own guidelines.

If you really want to get started with little or absolutely no money, I'd go the HML way. Have the HML finance the whole thing, take the higher interests and the points but in return gain knowledge and experience. Knowledge and experience is what your business will need to grow.
