Additionally, there is a section in J Scott's, "The Book On Flipping Houses" that talks about how to do comps. Although the book is geared towards flippers, I believe that it is good for wholesalers to know as well since our buyer very well may be a flipper. The book is available on Audible and in the BP Bookstore.

As a wholesaler, do you have an established or predetermined criteria that you use when looking for properties? Is there anything that you do not consider going after such as neighborhood, condition, of property, etc.? Why or why not?

It very well may be overpriced. I am simply asking because I have been seeing a property that is truly a fixer upper for over a year now. All I was thinking honestly, is that it could be a motivated seller now.

@Wayne Brooks, would you work with a wholesaler if you had a propett that you could not get sold? Suppose it had been on the market for more than a year.

For anyone who invests in Hardin County, KY, do public auctions exist? I have heard seasoned investors talk about going to auctions at the court house. However, I cannot find any info on the county websites about them. It appears that all auctions are coordinated and executed by private agencies. Am I missing something? Thank you in advance for all helpful replies.
