Thanks everyone! We are focusing on slightly newer single-family homes (built in 2000+ if possible). Any advice on how to do more market research in the area?

Also any suggestions on resources/actions I can do/read to get smart on the DFW real estate market? I am just starting my journey with the goal of making a purchase in the next 10-12 months. The reason I have considered Dallas suburbs as well as FW is because my thought process is being closer to a major city center in DFW is better for longer-term appreciation potential given the availability of land surrounding Dallas (building can continue around the city, but will be limited near the city center over time). Am I right to think this way?

Thanks everyone, no kids yet and I work fully remote. My main thought process is finding a place that has 1) the greatest appreciation potential (we would likely look to sell the house in 4-6 years), 2) commutable to UNTHSC, 3) preferably a newer build.

What are thoughts around purchasing new builds vs existing properties?

My wife is starting is starting her 4 year PHD program in Fort Worth this summer, we are originally from California and will look to move back in about 5 years. I am looking to buy a house in the next 10-14 months and am wondering if it is better to buy in Fort Worth or closer to Dallas suburbs like Irving or Arlington. Where are the best areas in DFW to invest in your opinion (suburbs or city center even)? My budget is $500k-$1mm.

Thanks Bruce! Appreciate the insight, the property I'm evaluating is a SFH in the ~200,000 range, this one is north of 183. Agree lots of demand factors for the area, haha I am also hoping Amazon picks North Texas for their HQ would be a boon for the RE market in the general DFW area.

Just sent in my earnest money, first real estate investment. Bullish on DFW

Looking at a property close to the freeway and irving mall. Rent to value of about 0.81%. Feel like it is a good opportunity for long term appreciation and one that will continue to benefit from the gentrification of Dallas? Still in the early stages, but would be interested in hearing thought about the Irving market specifically. 

Solid base of jobs and is close to Dallas proper as well as DFW. School district is not the best, but has very low crime rates.
