This morning, leaving for work, I left a note for my Postal Carrier. I asked if he had vacant houses on his route. When I came home, he had replied with a list of 9 vacant, single family homes! I was amazed! I have a note to leave him in the morning, letting him know how awesome he was, and a Apple Bee's gift certificate.

I asked in the note if he knew of any other carriers that would do the same thing. I asked if I couldn't get a handful of those carriers, and take them to lunch and pitch to them.

Who knows what will come of this? Right now, I have 9 properties that are vacant, that I would not have had this morning.

Talk about an ultimate Bird Dog!
I hope this is a fresh idea. This site has helped me so many times, I want to give back in a substantial way.

I am finding in my market, that if it a REAL good deal, they jump. It is so competitive, it's like they don't want to miss out

I need to figure repair costs to include in my formula before I make an offer. How do you come up with the necessary info (Pics, Walk through by agent, etc). Oh, the property is out of town. I have never seen the property.

I live in Omaha, NE. It is a very competitive in the foreclosure niche. I found an agent that 'Gets it' and I do everything I can, not to burn him out. I bring it up often, just to make sure he is 'good'.

Hi Everyone.
I just joined and hope to learn a lot here. I live in Omaha, NE, and I am positioned to do well. I was in RE back in the 80's and accumulated 25 properties with no money dow, I turned into a slum lord (not knowing that is what I was). One year, bad winter, 90% were vacant, and I had to do a chapter 7 :( I've learned from my mistakes and am now starting to wholesale until it is time to change my strategy. Great to be here.
