I am with you and can not wait for the responses on your post. All privet lenders want 30% for their money, and conventional is 20% with a rate between 4-5%.

Hello,

I was just reading one of your post on how you are in the military and plan on going full time in Real Estate.

Me and my wife are very interested in how you have become so successful while serving. I am a active Duty Soldier stationed in Hawaii. Currently we own 1 property that is being rented and have two under contract as of today.

Sorry just checked the listing and it said Approved SS. Which I took as a shorter wait time. I am in it for the long haul, I have two that I am letting cook. For the price and the location I think it is worth the wait. I also have the option to pull out after 60 days with the Approved SS, so my earnest money is safe.

Hi, This property is only 6 years old and has over a acre of land in Wetstone, Az. I have a feeling you know this location, I agreed to help on landscaping twice a year.

Electrical was a $75 service call from my tenant using a Electrical Weed eater. Should I have paid, probably not but it one less thing to worry about.

Exterior damage was done months back, rocks shot from a friends lawn mower doing me a favor.

All upgrades have been done by me, and I have owned it from the month it was built.(not ready for rehabs)

Jon, do you know of any good PM in Maricopa that you would recommend? My current PM works out of Sierra Vista, and feels that he would not be able to provide the same quality service all the way in Phoenix.

I don't know, a couple of hundred dollars within a few months can be a normal expense for me. I am a out of state investor and some quarters are better then others.

August: Electrical, $75 service call.
Sept: Exterior stucco repair $250.
Oct: Landscape $150.

My PM has a $500 limit before he has to call me. The way I see it if he spreads $500 over 6-8 months to keep the place from falling apart while he keeps it rented. Then it is $500 well spent towards my investment.

I also require him to send me pictures once a year of what has been completed and future repairs that may need to be attended to. Sometimes $600 in upkeep is identified, and I have him spread it out over 4 months.

Also, maybe you should look into a good maintenance protection pan, this may cut down on some of your cost depending on the service call amount. charged.

Are call around and get quotes on the repairs that have been done; for comparison of what he is charging you.

I am currently a few weeks from closing on a SS, that I have been waiting well over 60 days. This listing was listed as pre-approved, go figure.

My agent advised me not to under bid because of the Pre-approval status. So as advised I went in at asking price, $59,000.

I will be putting a offer on another SS on Friday. I am going to offer $60,000 on the $65,000 listing price. I will update you on how that goes.

also I have had the lender send a counter offer to the home owner for a few thousand. Which has been denied because of lack of funds by the seller.
