I sold a rental as an owner-financed deal. Does anyone know of lenders that will use the note I have on a house as collateral for a loan to invest in another property?

I'm going thru much the same. I'm worried about my hard money lender closing. The listing agent in my case let us know the bank wants the home sold by March 7 or they are going to auction it for Double the current list price. I'm following this thread.

I seller-financed a house to a buyer. The note is for $135,000 amoritized over 30 years at 7% interest. The note originated on 1/1/2022. Buyer has made every payment. The house is now conservatively worth 142,000. Is it possible for me to get a loan on the note? I had some company offer to pay me $103,000 for the note last week. I'd rather a loan against the note to buy another property that I estimate to have a great return. The buyer is dear to me, so I don't want to sell the note and risk a stringent new person foreclosing on her. I live in San Antonio, Texas if that matters. If possible, how much do you think I could get a loan against the loan for? Which companies should I reach out to??

Any general tips, advice, etc. for rehabbing a historic property? I just bought my grandmother's house. Built in 1925. Plan is to BRRRR and use half the money to rehab her house and the other half to fund my next deal.

No, I'm not kicking her out.

How much are you guys paying for a direct mail campaign on a per-unit basis? How much are you paying per unit for 1 envelope with 1 piece of paper inside?
