im personally not sure how you can do that.....Crowdfunding maybe.......you should also consider Wholesaling it for a good Chunk of money and possibly start a wholesaling business go higher from there...Good luck man

Now, if the asking price of a house is close to the retail value, how will your structure that deal to acquire it? Considering the seller is motivated , positive cash flow property and the owner is just trying to get it off his portfolio. ....How can you structure that deal

The point of the post though is to ask about creative finance IF the price is close to the retail value... but thanks for your earlier points.

How? Based on ZILLOW, Icomps ...the value of the house is around $255K. But Zillow is not necessarily accurate i believe. 

I've manually checked price of Triplex in that area with 3 bedrooms each and they are recently sold for $375K.  I've also talked to an appraiser that confirmed this.
