Thanks Nathan. I took a video of everything before it was repainted. Forgot to mention the eater damage to the subfloor in the bathroom. Just a mess.

So my renant, who I eveicted after 18 months, left a hole in the wall, walls filthy with child drawings (painted right before move in and unable to rent without extensive cleaning or painting), yellow dirty tub (which was recaulked right around 12 month mark), filthy stove, and grease on the backsplash area behind the stove. I live in Jersey City. Is anyone familiar with what percentage of painting and cleaning costs to charge? Thanks in advance

Thank you so much for your reply. I plan on calling them tomorrow to keep them abreast. I called the court house and they couldn't answer my question. Law says notice to cease then quit but MAY not apply to owner occupied homes with 2 units which is what I have, so I am trying to figure out if that law would apply. Hopefully the office can give me answers. I contacted a lawyer for a phone consult, but I would prefer not to use one.

I own a 2 family home in Jersey City, NJ. I occupy one unit and rent the other to a section 8 tenant. The tenant has been habitually late with rent payments, very noisy, and now there is water damage to the bathroom floor and the last 3 times I have been in there, I now realize, I have not seen a shower curtain. I have heard conflicting requirements. Do I have to do a notice to cease then quit? Or do I give them a 60- day notice? Does anyone have experience in this? My claims are violation of the elase due to late payments every month, repeated warnings about noise, and negligence to the property. Thank you in advance!
