@Chris Pelc,

Thanks for your response. I don't mind JVing with some who is already in the game and knows the ropes. I am also willing to part with some cash in exchange for knowledge and some hand-holding. I have done some research, but I am just not confident enough to jump in without necessary guidance. I have an agent that I'm working with, but he doesn't have any experience with auction sales.

No, I haven't explored off-market deals and yes, I'm just looking at MLS deals through Realtors. Are you able to help?

I have some cash and would like to get in the fix and flip real estate game. I have done some research, but I'm still unsure about what next steps to take. Is anyone out here who is already in the game willing to mentor me? Your help will ne much appreciated. Thanks so very much!

 What are you bringing to the table? Why would someone spend their time (which costs them money) to mentor you? I am not trying to be difficult, but this is a question you need to be able to answer as if you do find someone and yuo bring nothing to the table, then you will probably get very little out of it.

 Thanks for your response @Chris Seveney. Of course, I understand that I would need to pay for mentoring. But I would need to meet the mentor first to know what their requirements are.
