Great questions!!! We require that all rent be paid in full to avoid this exact problem. If rent is due on the 5th and the resident pays on the 6th they must have the rent amount and the late fee amount in full or the payment isn't accepted.

I agree with Nancy. I am a Resident Manager for an apartment complex and we require that every person go through the same process. And co-signer qualifications are different than the renters. A lease holder may be required to make 3x's the rent where a co-signer is required to make 5x's. Reason is because by co-signing for someone they are saying that in the case the lease holder cannot pay the rent they will cover it, along with any of their own expenses.  I think that to cover all your bases, screening everyone the same is your best bet. I live in an area that is booming right now! People are moving here left and right, and it seems like every weekend they are throwing up a new building in town! With that being said, I've noticed that there are still many homes on the market for long periods of time. There are some that are going on 400+ days listed. I'm looking at homes of all types in the 100K range. I was just wondering if someone had any info on why this might be. Is there something I'm missing.

I thought that maybe it was because there weren't many people in the area looking for a FLIP. If anyone would like to weigh in I would greatly appreciate it!

@Steven Picker I will live in one and rent the other. Using the estimated 50% rule, I will profit $250 a month. This will be my first investment. I plan to keep them for rentals.

I should be more specific about the yards. Junk cars, trash, fallen trees, broken swing sets, etc. And even a mini horse. yes. a mini horse.

Hello,

I have come across a pretty awesome investment opportunity. Its two MH on 2 acres being sold together. The land alone isn't easy to come by in my area. I went to do some recon of the place last night and the land and both trailers are exactly what I am looking for!! The problem is the neighbors across the street and the ones next to them. Their homes look fine but their yards resemble something of land fills! All of the other neighbors seem fine.

Does this sound like a deal breaker? If it wasn't for the neighbors I would be sold already. Any input would be very helpful!!

After reading the posts I figured I'd join. Aside from what we may all believe to be true or not, the fact is that this could potentially hold up the rental process. I think that from a business standpoint you should cross your T's and dot your I's. Maybe "honesty" is the best policy with this situation. If there are people out there that offer these types of services then maybe it is worth looking into. Myself personally, if I loved a place, and the owner let me know that there may be some sort of paranormal activity, I wouldn't necessarily rule that property out. Now if I later found out from neighbors or whomever, then I would be a little angry that I wasn't told up front. Interesting post though.

I'm hitting the books hard right now to better familiarize myself with the math and language of REI. I 'm currently reading The UBG and would like to find some more information. Any tips on where to look is much appreciated.
