Hi - can anyone recommend any commercial real estate agencies or agents that service Brooklyn, zip 11234? I need an agency to help market a small office that will be available Dec. 1.

Thanks in advance!

Hey @Olivia Lui, can you give more description on the space? Feel free to DM me, I've worked with some commercial brokers in BK and can point you in the right direction depending on the size. Thanks!

Hi - can anyone recommend any rental real estate agencies that service Brooklyn, zip 11234? I need an agency to handle screening of tenants and handle all the work of showing the place all the way to getting leases signed. Thanks in advance!

 from what I've been reading on these forums, its recommended to get an umbrella policy on top of your landlord policy.

Lets say there's a similar unit that rents for 2500 near you and they include water in the rent, you would have to charge less than that so what's the point? Its not like youll be making more money by sub metering.

The only scenario I would see sub metering as something that you would want to do is if the tenants have running up the bill like crazy. Filling up pools in the backyard or having more people live there than they told you etc but then again in most cases you can just resolve that between you and the tenant.

Thanks for the insight … yea it’s minimal, my units don’t have a washing machine, dish washer or a pool for that matter. It’s helpful to hear other perspectives.

Hey everyone, I have a multi-unit in Brooklyn and I (owner/ landlord) pay the water bills. The building is on one water meter so I cannot charge tenants for usage. Does anyone have experience in how to deal with a solution to start charging tenants for their usage, solutions like submetering like Flowritemetering.com. I don't know enough about local codes whether DEP would even allow this....what are other landlords/ owners doing, I'd imagine most of us have the same issue. Thanks in advance!

@Olivia Lui what county?

Franklin County (Columbus) has a tax estimator so you can predict what your taxes will be based on removing the exemption and the new assessed value

It's Lake County. I was able to find the calculator from the Lake County site and used the assessed value there to calculate. Thanks!

@Michael Magno thanks for the reply! What I can't tell is whether I should go by the 2020 rate OR use the county's assessed value (done in 2021) to calculate the tax. Are assessed values ever accurate in county records?
