Is there an investor in OR or WA doing similar.   Or even ID.  Would love to network with them.

This is what I do exclusively now, used  to flip SFRs.  I am going to assume you mean doing mobiles on actual land real estate and not in parks.  Renovation wise they are similar to SFRs with a few weird things that never seem to fit right like tubs, cabinets etc.  Depending on the year they do not typically have plywood flooring but material that once its wet one time is ruined.   This will make most jobs needing more extensive rehab with flooring, sub floor, floor joists, vanities, an what ever is sitting on top of the floor.  There are a few things you need to make sure of before you buy like year (do not buy pre 1977), titles, and if it is retired to land.  These things if not checked may literally make it impossible to sell to an end buyer on a traditional mortgage.

I make a killing on them and will never go back.  When interest rates rose Ii had to keep dropping the prices of all of my SFR flips while my mobile all went up.  Now I put brand new mobile homes on land and I cannot do them fast enough.

Any other specific question list them here and Ill do my best to answer.

This really interested me when I started but it was hard to find them here in CA. They seem to be mostly in MHP, stand alone on land were super remote which concerns me on the sale. I did flip 1 on a foundation and was alot easier for me than a house. FWIW I'm a electrical contractor & used to do warranty for Fleetwood.

Are there any sources where I could learn which states & areas they're more plentiful, opportunity?

If you dont have MLS access you can just go on Zillow and look at cities for sold properties and filter mobile homes. That will give you an idea where more are. I tend to hit the neighborhoods that are all mobile homes (not parks) and then also buy land close to them.

What are your parameters when you look?

You are in Georgua. I think the market in WA is different?  In rreading about WA it seems like costs here are as high as sfh. But still investigating.  Where do you get your leads?  Are you working with agents or wholesalers or all?  And thanks for replies.

I'm not experienced, but looking for the same.  I am in WA and looking in OR at the moment.

I am curious if this community knows if the interest on a HELOC loan can be deducted on my tax filings if I use it to purchase property m- or is it only tax deductible if I use the money for my primary residence?

Hello Ian welcome to rainy Washington.  I am a novice investor just looking to connect locally.  I live in the Cowlitz County area.

I agree with Craig.

Good luck Michael.  I think I would be doing exactly what you're doing.  Looking for options.  What a nuisance.
