Hey @Dana Miller, there are deals to be found in Memphis that cash flow more than $100! I'm an agent, wholesaler, and investor in Memphis so I'm speaking from experience! Many investors take advantage of the financing available for properties they purchase in their own name. Then, after the fact, they quit claim deed the property to their LLC. I previously purchased a property in the name of my LLC and obtained a commercial loan. The interest rate will typically be higher with those though - which is why many investors go the first route I described.
