@Joe P. The reason we are looking more so into AirBNB is because we plan to stay in one bedroom on one side of the duplex and AirBNB out all other rooms. My boyfriend is a travel Occupational Therapist and I work remotely, and we have been staying in an AirBNB in Sacramento. AirBNB is very popular here, and all the rooms in the house we currently stay in are always rented out on AirBNB, mostly to medical travelers for about 3 months at a time. Since we are here for a year we thought it would make sense to invest in our own property and do the same thing. We share a bathroom where we stay right now, but just looking on AirBNB it looks like when a private bedroom and bathroom are available, the prices are higher, which is why I was thinking we should look into 2 bed 2 bath as opposed to 2 bed 1 bath.

Hi All, 

My boyfriend and I are looking into purchasing a duplex for short term rentals. Is a 2 bed 2 bath likely to rent for higher than a 2 bed 1 bath?

I am looking into purchasing a condo in the Sacramento area. My boyfriend is a travel OT and I work remotely. Our plan is to purchase a 2 bed 2 bath condo near downtown, or near the university, Airbnb one of the rooms while we are living there, and in June when his contract is up, we plan to move out and rent the entire condo out long term. We are mainly looking to use the property for cash flow as opposed to appreciation. Does anyone have tips on buying a condo, or about the Sacramento market place? This would be our first property, so any tips at all would be helpful!

@Emilio Basa That's awesome! How many properties have you bought? Do you rent any out, or do you just do wholesaling? 

Hi Bigger-Pockets Community!

I am new in the real estate world, and am interested in buying a single family home for around $100K to rent out for cash flow. I am worried if I buy, the property will sit vacant for long periods of time. What are some ways to research the market and area to know the likelihood of vacancy? Any other tips would be appreciated as well!
