Portfolio Lenders typically look for DSCR of at least 1.0 depending on the area where the properties are located and their values - Min property value for each property $50k and up to 20 properties per portfolio loan - more if properties are in a huge metro area with high demand

Purchase Price + Rehab should not exceed 75% LTV most lenders will lend 90% PP 100% Rehab Reimbursement or Cash Advance style

Budget for 10% Down + Closing Costs - Flip or Refi and hold as a rental property

Make sure to calculate selling fees prior to signing a contract or placing an offer and include contingencies in your contract to protect your earnest money deposit in case issues come up with the property once the appraisal is complete

Investment Property Cash Out Refi are up to 80% Cash Out with Private Lenders

Owner Occupied Investment or Owner Occupied Private Money are the same 80% Cash Out

Use stock gains to invest in Opportunity Zones to get a 10 yr tax break 

Two separate residential loans or a blanket loan - 80% Cash Out or Rate & Term Refi

80% Purchase Price for Purchase

90% PP 100% Rehab if Fix & Flip

A portfolio blanket loan would work 80% PP 4% interest 30 yrs Fixed or 10-15 yr ARM Hybrid as long as each property is valued at $50k+

Any Builders/Developers out there that can offer suggestions on how to get started in real estate development? I have a few small development projects that I'm interested in getting started in 2020. I also am considering enrolling in a few CCIM development courses and Cornell's ecourse for real estate development. Any suggestions or recommendations are appreciated on how to jump start getting into development. Thank you BP - Happy 2020!
