J. Martin, Thank you for the analysis! I really enjoyed reading through it. It seems so unlikely that the prices can go up even more, but they do keep climbing up even more. I'm in Alameda and it's been a crazy upswing here in the last three years, fueled by limited space to build, inventory, tech money and all the other factors you mentioned.

Enjoyed the summit you organized last year and met lots of interesting people, thank you for putting that together!

Hope you make some more meetups in the Oakland areas as well.

I completely agree with you that it will not make sense to apply the same values in different regions. I was thinking about a database that has different values for different cities which is based on the numbers that local appraisers are using. Do you think that would be illegal?

Just curious, why would it be illegal? Seems like it could be a tool to fix a lot of variation in this industry?

Does anyone have any resources that can be used to access values for adjustments to be made when making appraisals in different areas.

I know that a pool or an extra bedroom in San Diego, California will merit a different deduction then Orlando, FL, but how much exactly?

Is there a public database for this kind of information that I can look up online or any other source?

@Justin Lee At this time we are mainly focusing on out of state investments, mostly buy and hold with some flip opportunities. It is very difficult to find good returns in California and the cash needed to invest is much lower there as well. Out of state has it's challenges too, but we have developed a good team of partners on the ground who are our eyes and ears there.

Healthcare is a tough field and burn out rates are all time high. My husband is a physician and I work with a neurosurgeon who is investing in real estate for the same reasons you got interested in it, so I understand where you are coming from.

Thank you for your input everyone. I agree, the rehabber might not have been accurate in his statement, especially that it would mean he had to guarantee the interest on our deal.

I do know that the standards are sometimes different for banks and private money lenders, but sounds like the consensus is that there is no issue with the borrower guaranteeing it to the lender.

Hello BP community,

Hoping someone has some light to shed on this question:

Can  an investor guarantee the principal and interest on a private money loan?

I was told by a rehabber that it is illegal, but am not able to find any information supporting that claim. Now structuring our own deals, we want to offer such guarantees to our private money partners, but want to make sure they are kosher.

Well the seller and the original PM did manage it for a couple of years and we realized a good ROI during that time.
