hi @John Warren 

thank you so much for responding. i am definitely going to look into that  book. can you recommend any others? i thought it was better to go the way of duplexes, triplexes, and quads" also i'm not sure how common they are in my area. i'm not even sure what the first step to buying a property is! i have a lot to learn. i did look on zillow and didn't see many properties in that category.

hello everyone!! my first time here and i have two questions. first, since i am new what path do you recommend i take if i want to start in real estate investment? are there specific couses? classes? books? i would like to buy and rent properties for cash flow. i would like to start off small of course since i'm completley new. 

second question. my husband had an idea that we buy a condo for around 70,000 live in it for about a year and pay it off, then rent it out. to create a cash flow. then we could use that to help us buy our own house(we live in an apartment right now) i on the other hand feel maybe we should buy it and sublease it or something so we don't have to pay it off ourselves. what do you guys suggest for our first investment?
