Thank you for the response.

Good to hear that handing it to a loan officer is a normal thing. I did some more research and in terms of legality it seems like it's not an issue, landlords "have the right to give out normal business information about a tenant to businesses who ask and have a legitimate right to know."

And regarding "handing out the lease agreement to whoever asks for it", that was an attempt at a humorous exaggeration ðŸ˜‚ but thank you again for responding anyways!

Hi all, I searched around the internet and these forums for an answer to this for about an hour or so, and I couldn't find anything.

I am applying for a new credit card and I listed "rental income" as one of my sources of income. During my credit card application, the underwriter is asking for a copy of the lease agreement to confirm the monthly agreed upon amount. I am concerned about this being a breach of privacy of my tenants. I offered them a copy of invoices of the rental payments instead, but they insist on just the lease agreement.

I wonder about the legality of something like this. Does anyone know? Are there any places I can look? Am I overthinking this? Is it a normal thing to just hand out lease agreements to whoever asks for it? I just got my first rental property last year, so still learning the small things here and there.

I'll take a look at the landlord tenant book tonight!

Pests were caused by the tenants having birds and lots of bird feed.

I planned to remodel the bathroom from the getgo, so it didn't bother me. The bathroom is still functional. As for the garage door, I guess I made a mistake there by not asking the seller to fix it before purchasing the home. You live you learn!

I guess I'll give the previous owner a call and see what they say. The seller's agent told me that the pests were at the fault of these tenants. I may need to look through more of the documents that were given to me to see if there was any proof.

I've normally been a lurker here, but I recently closed on my first property with my brother, so maybe I'll be a little more active from here on out 🙂

We bought a duplex that has tenants on each side who have lived there since 2013. Their deposits are both $1000 each. One of the tenants agreed to move out in order to make space for us, since we're sort of doing a live-in flip/house hack situation.

My question is, how often does an entire tenant's deposit get taken? I am new to property management obviously, so I dont know if that's something that happens frequently and if I will get the tenants angry if I do so. These tenants generally seemed pretty clean, but 8 years is a long time, and they accidentally drove into the garage door like two years ago. The garage door doesn't close fully, and has a damaged panel. The entire place needs paint since it hasn't been touched in 8 years, and there's plenty of chips on the tile in the kitchen. They also caused a pest issue (that has been resolved), but these pests chewed through the shower wall in the master bathroom, and the tenants just taped it over.

To me, it seems warranted to take the whole deposit at the moment. Is this a normal thing to do, especially after 8 year tenants? Also, I assume that I have to let the tenant know that I am doing so, if I end up taking all of it.
