It is a very good question: i think that with using wholesaler you are spending more on the property. Another difference is that wholesalers are expecting that you would be buying the property in cash. 

But otherwise I think it is a very good idea: if I do not come access my first deal soon,  i am thinking to partner with someone and use wholesaler for my first deal.

I would focus on buying home first - unless you can invest with very high ROI (but since I lived in Brooklyn I know it is almost impossible). This would save you more than earning on flips/Buy&Hold and then spending it on the rent.

Hello BP community!

My name is Oleg, I live in Teaneck NJ.

I am not completely new to Real Estate as I own a house (used to own one in Brooklyn before I moved here). I recently got my NY Salesperson License and trying to sell houses in Brooklyn as I know the area very well. This will help me to get some money for down-payment on my first MultiFamily purchase which I am planning to rent to others.

Would like to find out if there are any members in the area who are doing something similar.

This is a great website and I want to thank everyone who have build it and contributing to it on the daily basis. I have been reading several guides which are available on the forum and listening to podcasts here as well and can tell that this is very helpful for a newbie like me.

Even that I do not have as much knowledge as most of the members here, but please let me know if there is any way I can help or share something with you.
