Congratulations Justin for taking action and successful house hack! Good purchase price. Janesville market went up quiet a bit and it is hard to find a decent duplex at these prices so you have pretty good equity too.

@Firoz K. I too live in Madison but don't invest in town due to prices/competition. We had the same situation couple years ago when we were looking to add a duplex or two but quickly realized it was going to be tough. So we changed strategy and went for single family. It turned out to be great move as we forced equity on all of our single family properties and are able to buy more even with high interest rates. I'd say be flexible with type of properties and search new locations outside of Dane county where prices and taxes are lower. And yes, don't stop, keep making offers.

My tenant just informed me that her and her boyfriend got into an argument and things got a bit physical. She claims that she doesn't feel safe living there and the boyfriend refuses to leave the property. He is not on the lease and she wants to continue to live at the property. Currently, the tenant is staying with her daughter and the boyfriend is still at the property.

What is the best way to deal with this as a landlord?

I agree with Allen Smith. Your first property is not doing much for you if you are after cash flow/growth. Have you considered investing in other places in WI? After purchasing a duplex in Madison, I quickly realized that small multifamily outside of Madison is the way to grow without giving up on cash flow.

Makes sense. Bank told me that if you don't want to give your full account number, last 4 digits along with account holder's name works.

John Underwood, I am about to close a property and that's how the tenants pay the current landlord. I don't know if the tenants use Zelle or CashApp. What information do you provide your tenants to be able to deposit the rent into your account?

I had a home inspector (recommended by my agent) inspect a duplex (my second investment property) that I am in the process of purchasing. He missed so may things with the property like missing gutters and downspouts, noticeable crack on the garage floor, furnace in Unit 2 (he said that there were one furnace that serviced both units) etc. 

How do you deal with a dishonest home inspector?
