@Christian Hutchinson Given the size of the deal, I would venture to say that this is too complex. You will have to present a more compelling reason based on quantitative (#s) and qualitative (partnership, long-term investment, your personal story) factors.

@Tijana Flowers-Harris Everything boils down to your personal and financial situation/flexibility. Regardless of what you buy, you will have to treat it like a business. Therefore, run the #s thoroughly to ensure that you are positively cash flowing on the property. 

Assuming this is your first purchase, look towards investing in a safer neighborhood with a more "stable" property. This will help you in getting your feet wet and give you momentum as you start buying more properties.

@Taylor Witt You can develop a "mock" presentation outlining your typical business plan - let's assume, value-add on multifamily - on a target property. For instance, go to LoopNet and download the particular for a deal. Analyze it like you would with a live deal and present your findings in the form of a mock investor presentation. 

This has 3 advantages:

1) You get practice analyzing and underwriting deals

2) The more deals you underwrite the better you become in your market

3) You develop credibility with investors and get away from the "new investor" tag.

Being from a business family, I understand the predicament you are in. In my opinion, it boils down to 3 things:

  • 1.Which path will provide more growth?
  • 2.Which path will provide more flexibility?
  • 3.What balance are you seeking between growth and flexibility?

Don’t let the tax or portfolio implications worry you. Focus on growth, flexibility and balance and work backwards.

My two cents: In more cases than I care to count, you should focus on your existing business and growing it as fast as possible. Then using the capital your business generates to aggressively invest in your real estate portfolio. It might be an unpopular opinion on these forums, though :)

@Robert Siverd In my opinion, more than the financial decision, you have to first decide what you want to do. Buying or leasing are both attractive options but without having the end goal in mind, it is hard to decide.
