I am building a new construction but need to figure out the little things for the house such as a basement, 4 rooms upstairs coming up to 3000 sq ft, or 3 rooms coming down to 2500 sq ft.

This construction is in the Belmont Cragin area, Chicago, IL. The lot is 30" wide.

My question is if it would be a good investment to finish the basement or leave it unfinished. We are doing a single-family house. Basement, first floor, and second floor. Should we choose to do 3 or 4 rooms on the top floor?

I would appreciate any advice on anything. Thank you!

What do investors do when they have multiple properties? For example, 15 different properties for rentals. Do they just create 15 different LLCs? For fix and flip, that would be a separate LLC too? Any clarification would be great. Thanks!

Hi flippers! I'm seeking advice on the most efficient way to estimate rehab costs for multiple properties. What are your current price-per-square-foot rates for low to mid and high-end rehabs? I'm specifically looking at the following categories:

  • Low to mid-end fix: cosmetic updates such as painting, carpet, and minor repairs
  • Higher rehab: flooring replacement, full interior paint, cabinet/vanity/kitchen replacement, and countertop rework
  • Interior remodel: similar to higher rehab, but with shower/tub replacement and other interior updates
  • Full remodel: everything from previous categories, plus additional work on the house and outdoors

As a newcomer to the flipping game, I appreciate any advice on estimating a good deal or anything related to real estate flipping and new construction. I'm located in the Logan Square area. Thank you in advance!

@Bob Stevens Thanks for the advice. One struggle I have at the moment is that I do not know anyone that is doing deals in my market. Do you have any suggestions on how I would find local investors, you think just calling an investor up would be fine?

Hey guys and gals!

This is my first post in Bigger Pockets and first time actually utilizing BP forum. I’m listening to podcast, reading books, watching videos, unfortunately spent over $2.5k on courses which I believe was not necessarily since majority of the information are all over the internet. Lesson learn. Any suggestions for me at 18 years of age with only 20k? I have found and determined good deals but don’t know how to finance it in order to flip it, don’t know the steps and so on. I’m so hungry to begin and start getting the ball rolling, I know I’m capable of so much. I will do whatever it takes. But of course, I would like some feedbacks from experienced investors.
