I am not talking to her but following the legal pleadings. It seems that one of her latestest defenses is that the builder did not put "something in the home"
It is just interesting to watch someone fight a legal group that I know some of the people fighting someone that is pro se.

Fenix first you have the wrong attitude. If I went out to combat people every day I think would get worn out quickly. Chapter 13 may be the best option for some. Others have talked to people and are willing to shoot their credit to stay in the peroperty for free as long as they can. You can only help the ones that want to be helped.
I talked to lady that needed to go short about 4 months ago and have been following what has been going on with her. She had already filed for a BK and was not making house payments. She has not paid for 9 months and her next court date is this month. The way it is going it looks like she will ask for a trail by jury which in Ohio is her right and will push the court date back another 3 months.
Does she want help? NO she is having fun trying to mess with the bank and if you tried to combat her to sell her home she would laugh at you.
You can only help the people that want help and let the rest go their own way.

Where do you find people to rent a falling apart dump with junk in it and have them pay a 1950.00 deposit?

She should have done a final walk through with the owner of the property. That would have ended any problems with the condition. Next time she need to do that.

The Realtors that end up servicing Reo listing do get a reduced commission. That is because they are getting a volume of properties to sell. Most of the time the Realtor has to pay out of pocket for things on the property it depends on the company what and how long the Realtor has to wait to get repaid.

You say that you have had it on the Mls system did you go with a Realtor that was working and marketing the home for you or was it an Mls entry only?
You are currently at the price and margin level that you just need to dump it . Rental at 900.00 per month is a bigger loser than taking your licks on this one and moving on to one you can make money on.

I have seen lenders take up to 6 months after the sheriff sale to release the home for sale. The asset management company and the realtor that will be given the listing will be taking care of the property until then.

There was one in my neighborhood whhere the owner did a deed in leu and it sat from September until March then sold in 10 days. I know the realtor that was the listing agent and he was getting upset about weekly checks on the property for so long with no chance to sell it yet.

It all depends on how easy you want it to be for people to see it. go to their site and check it out. Showcase runs about 100.00 a month I think.

In Ohio yes it would be. You are accepting their money for a place to stay. You need to provide them a place to stay.
