Thank you guys, considering a 700k entry point, what areas in Oakland would you suggest? I also thought of house hacking, and keeping a tenant or even renting a duplex, does that make sense financially in the area?

Hi All,

I'm a bit new to the area but have a lot of experience as a RE investor in Ohio. Planning to move to the bay, I'm trying to learn more about investments that make sense around the bay. The parameters I'm looking at are:

Safety: A relatively safe neighborhood where I can trust getting rent and having my renovation project completed.

Cash-flow: A sustainable investment where there's a healthy balance between houses-prices, taxes, and rental income.

Budget: A good entry-level of about 500k tops for house values (I've seen quite a lot of those in Oakland).

I'm looking to start on the right foot, can anyone point me in the right direction and also maybe give concrete investment examples?

Hi

I saw that there a good discussion here about Flip fee to agents, and I wanted to take the discussion to another zone that concerns me.

As a wholesaler I wish to know how to work with an agent on a wholesale deal. If the agent finds a deal and than helps me to find a buyer, to which we assign the deal. Should there be any double commission involved? Or just a good incentive for the agent for helping me assigning the property again?

What I do is pay a good bonus. But i'm not sure how's the right way to do it...
