@John-Michael Moreno At the moment I try to calculate ROI's with websites such as Zillow, Trullia and realtor.com. I dont have access to the MLS unfourtently. I wish I had...:(

10%? its not that good then. You can get 10% in the stocks market without going thorught the hassel of purchasing owning and maanging a real estate property/ I though it goes between 15 - 20 in the US. :/ @Zachary Foust if that is the avarege return, why so many people invest in real estate?

Hi guys, 

Anybody here is familiar with the Miami/FortLauderdala area? After understanding the hard truth that I might have a problem finanacing my deal with conventional mortgages (Due to the fact im a Foreign investor), I realized I will have to relay on cash deals :(. Anyway the question is: 

Is it reasnoble to expect a minimum of net 15% ROI on a rental property investment in the Miami/FortLauderdala area in cash deal? or is that to good to be true. 

For example: 

Home Sales Price: $80K

Yearly net cash flow: $12K

Monthly rent (Net Income): $1000 

Is that reasonable?

@Upen Patel , do you think I can get an 80K morgage along with my 20K down, to buy a home for 100K.  With these terms?: 

P&I = $349/mo

Taxes = $65 /mo 

Insurance = $67/mo 

Total = $481/mo 

If not, how can I get somthing similar? (30% down)?? Other terms than that does not make any deal worthwhile in rental investing. Im aiming for 15% ROI minimum.

You want to tell me that banks wont lend morgages for froneigrs? 

What about private mortgages companies? 

So how can I invest in rental properties if im not American? Please help...
