Can anybody advise me on a lending company they have work with for a 6 month loan period? I am looking for a reasoble lender that work in the area of Delaware or Maryland. Any suggestions? 

Would a bank let you cash you it while you are doing repairs yourself?? 

do hard money lenders lend to do the rehab? if I buy the house?

I would advise to go to Home Depot make a list of items and prices like cabinets, sinks, tile, paint, Sheetrock, toilets vanity, water heater, boilers or baseboard heaters those are the main things you have to deal with inside the house. If you see walls are broken just make notes on how many sheets of Sheetrock u need, if cabinets are damage you will need to replace. And so on that way you can make an estimate of things that need replacement or repairs

I am looking to buy and hold in the state of Delaware. How does the hard money lending works??? Any advise on things I should know?

My questions is once you have your LLC do you have to insure it?

      How do you determine how much insurance you put on it if you buy a house for 25K and put about 15 k?

I bough a single family in Salisbury MD, I am fixing it myself almost done, i have to get an llc, so i can rent it. questions does the llc needs to have insurance? also the house is under my name right now. how do i transfer it to llc and should i cash out so i can buy another or get a line of credit? once i get this process done i want to buy another or learn how to wholesale. any tips?
