@Glenn Cornell there are some cash properties on the market once in a while, but not many. I'm selling my SFR rental (not beach front) because the return is not that great. It gave me some appreciation over the years. If you go multi units, it will give you better cash flow.

I'm thinking about doing a market campaign to local, non-national chain self storage owners. I have few questions... 

Which list sources (lsitsource, marigold, etc) ? 

Shall I use SIC 4425 to find self storage? 

Is "annual revenue" a good measure to narrow it down to certain size SS?

You might want to talk to an attorney specialized in marijuana business before making the investment.  I had a short interaction with an attorney in So Cal last year. His practice is built around advising dispensaries and growers. His legal assistant ran dispensaries in the past and they the business inside out.

@Mike Gruttadaro  $5/sqft seems low to what I heard about SS construction cost... I went to a local investment club meeting and Scott Meyer did a short presentation on SS. He knows a lot about SS, you might want to connect with him.

Glad to see local experts from NWI... I'm also interested in Hammond. Do you see renters' preference over SFR over duplex/triplex in your market? Also, how is rental demand for apartments?

I'm considering starting a service to market new houses to oversea investors/buyers and need your feedback on my business plan. My service is helping small to medium size builders in selected markets (CA, FL, AZ, WA) to market to oversea investors. Service fee is contingent to sale of new houses.

I know how to market to potential investors, but not sure how about to get builders to sign up for this service. Also, I'm not sure if this constitute "illegal brokering" because currently I don't have RE license. 

I'd like to hear your thoughts on this business plan.

@Unai La Salle, here is my thought process.... given most of the your tenants are students and young professionals, I assume tenant turn-over is high. My instinct tells me to go with 2nd. Just my 2 cents.
